Terms & Conditions
Room prices are per room, per night, unless otherwise stated, based on the number of adults per room and are inclusive of VAT at 20%. Standard rates include full Scottish or English breakfast, unless otherwise stated. Other meals may be included in special promotional rates: this will be indicated.
Family Rooms
Family rooms are available at a number of our hotels - please call your chosen hotel directly and they will be happy to check availability for you. Our hotels can also provide complimentary cots. Where it states that a child stays or eats free, please enquire with the individual hotel for age guidelines and conditions.
All Swallow Hotels are totally non smoking.
Rooms for Customers with Disabilities
Some of our hotels have rooms that are specially adapted for customers with disabilities, please call the hotel of your choice to check availability. Alternatively, if you have difficulty walking but do not require a specially adapted room, you may request a room on the ground floor near reception for easier access. We will make every possible effort to accommodate your personal requirements, however all rooms are subject to availability.
Arrival and Check out
Rooms are available from 3.00pm on the arrival date. Please let your chosen hotel know if you are likely to arrive after 9.00pm. You are requested to vacate your room by 11.00am on the day of departure. If you require more detailed directions to your chosen hotel, please call the hotel directly and a team member will be pleased to help you.
Pets
We are pleased to welcome pets at a number of Swallow Hotels at a minimal charge of £10 per stay. Please advise your chosen hotel at the time of reservation should you wish to bring a pet into the hotel.
Payment & Cancellations
Payment On-line
We accept payment by debit card and credit card (VISA, MasterCard & American Express). There is a non-refundable £4.50 booking fee charged on all bookings at time of booking. A non refundable deposit of 10% applies to the following hotels: Belstead Brook, Churchgate, Preston, Carlisle, Gateshead, Three Tuns and Glasgow. These payments will show on your account as from easy-breaks.com. Amendments are charged at £12 per person.
NB, Where your confirmation states "deposit due" this is a non-refundable booking fee which will be charged at your time of booking.
**Reservations made for the festive period (23rd December to 1st January) require full payment at time of booking, please note this payment is non refundable.
Payment at the Hotels
Swallow Hotels are pleased to accept payment by debit card, with Visa debit, Maestro and Delta being free of charge. We also accept payment by MasterCard debit and credit cards, Visa credit cards and American Express, all of which incur a £2 bank administration charge on any transaction made with the hotel. Please note only certain hotels accept American Express. Accounts of less than £10 can only be settled by cash or debit card.
Cancellations
Cancellations are free of charge up to 2.00pm on the day prior to arrival. Any cancellations made after this time will be charged the cost of the first night's stay.
In the unlikely event that we have to change or cancel your reservation, we reserve the right to do so. However, you have the right to:
- accept the changed arrangements as notified; or
- make alternative arrangements with Swallow Hotels; or
- cancel your reservation and receive a full refund of any monies which you have paid to Swallow Hotels in respect of your reservation (please note that we shall not be liable for any sums which you have paid to any other persons in connection with your reservation).
Please ensure that you check the cancellation policy when booking as some hotels now charge a 10% non-refundable deposit.

General
Swallow Hotels will do our best to correct errors and omissions as quickly as possible after being notified of them. However, because of the technology that is required in operating our website there may be times when errors may occur. For example, very occasionally, this may result in a price, product or service or other detail displayed or presented being incorrect. In this case we reserve the right to cancel that contract, but this of course will be without any liability to you.
Your Personal Details
Your personal details will not be sold on or passed on to third parties. Your credit card details are not kept in any form and are securely deleted after the booking is confirmed.
